Six Questions Your Snap Fitness Franchise Financial Model Must Answer

We built this fitness franchise financial model using detailed research into boutique gym economics and franchise disclosure documents. Key assumptions, including the $39,500 franchise fee, $14,000 monthly rent, and Y1 EBITDA of $366,000, are pre-populated and fully editable to match your specific location. This model provides a credible, data-driven framework for any owner looking to forecast profitability for a new franchise location.

When will the unit become profitable?

The unit is projected to reach its monthly break-even point in January 2026, just one month after launch. By year three, the fitness center profit and loss statement shows an EBITDA of $682,000 after accounting for all royalties and fixed costs. This rapid climb assumes you hit your membership targets and manage your $17,000+ monthly payroll efficiently.

Boost Unit Profitability

  • Upsell personal training packages
  • Secure corporate wellness contracts
  • Optimize trainer shift scheduling
  • Reduce facility supply waste
[dynamic_pic9]

How much capital is required?

You need a total initial investment that covers the $39,500 franchise fee and significant capital expenditure planning for equipment. The model suggests a minimum cash requirement of $627,000 to handle the build-out and the initial ramp-up phase. Here's the quick math: with $250,000 in leasehold improvements alone, your liquidity needs are highest in the first six months.

Major Capital Uses

  • Leasehold Improvements: $250,000
  • Cardio/Strength Equipment: $220,000
  • Franchise Fee: $39,500
  • Lockers and Furniture: $60,000
[dynamic_pic10]

What is the return on investment?

A franchisee can expect a 3-year payback period, which is a strong performance metric for a high-CAPEX fitness unit. The ROI analysis shows an internal rate of return (IRR) of 5.32% and a return on equity (ROE) of 2.87. While the initial returns are steady, the real value is in the year-5 EBITDA, which is projected to surpass $1M.

Investor Success Metrics

  • 3-year payback period
  • 5.32% Internal Rate of Return
  • 2.87 Return on Equity
  • $1.04M Year 5 EBITDA
[dynamic_pic11]

Where is the break-even point?

The monthly break-even point is achieved when revenue covers the $14,000 rent and the 8% total franchise and marketing fees. Your primary driver for reaching this point is membership volume, as fixed costs remain high regardless of foot traffic. Still, the high-margin personal training revenue helps bridge the gap during the early months of operation.

Levers for Faster Break-Even

  • Aggressive pre-opening membership sales
  • Tiered personal training bundles
  • Strict utility and supply controls
[dynamic_pic12]

What is the cash runway?

The lowest cash point occurs in May 2026, leaving you with a $627,000 buffer if you start with the recommended capital. You need at least six months of runway to account for the time it takes to finalize corporate contracts and ramp up personal training. If the build-out takes longer than planned, the working capital pressure will defintely increase quickly.

Practical Cash Actions

  • Phase equipment delivery dates
  • Negotiate rent abatement periods
  • Delay hiring non-essential staff
  • Manage opening inventory tightly
[dynamic_pic13]

How do scenarios change outcomes?

In a high-growth scenario, year-1 revenue of $1.125M can scale much faster, significantly improving your ROI analysis. However, in a low-growth case, the $14,000 monthly rent and fixed insurance costs can quickly erode your margins. Estimating monthly operating expenses for a boutique gym accurately across these scenarios is vital for risk management. To be fair, your success depends on local marketing execution more than any other variable.

Improve High-Case Odds

  • Maximize member retention rates
  • Leverage Myzone tech engagement
  • Execute local community events
  • Incentivize trainer referral leads

Great, comfy bed - so good I bought 2!
Size: 23 in, Size: 23 in
My dog loves this bed, I have one at home for him and one in my office at work (in pic). He sleeps so soundly on it. He’s about 7 lbs and it’s a great size for him, he likes to stretch out when he sleeps. It’s a simple, comfy bed good for dogs about 5-12 lbs. You may want to go one size bigger if your dog is 13-22 lbs.

The Kind of Cream That Makes Your Skin Look Smoother, More Refined, and Just… Better
Color: Collagen, Size: 1.69 Fl Oz (Pack of 1), Color: Collagen, Size: 1.69 Fl Oz (Pack of 1)
At 52, post-menopausal, with dry, increasingly sensitive skin, I’ve become very selective about creams that promise pore refinement, firming, or smoothing. Those claims can go wrong quickly. A lot of products aimed at “pores” are too drying for mature skin, and a lot of “firming” creams end up feeling heavy, silicone-heavy, or overly cosmetic. This cream surprised me because it manages to feel supportive and refining without pushing the skin too hard. That balance is exactly why it works so well for me. First, it’s important to set expectations correctly. This is not a miracle product, and it’s not going to literally shrink pores or dramatically transform the structure of your skin overnight. What it does do — and does very well — is improve the surface quality of the skin. My skin looks smoother, more hydrated, more even, and more refined when I use it consistently. And at this stage, that kind of steady improvement matters far more than dramatic claims. The texture is one of its strongest points. It has a smooth, elegant cream texture that feels substantial enough to moisturize properly, but it never tips into heavy or greasy. It spreads easily, absorbs well, and leaves the skin looking soft and supported rather than coated. For dry, mature skin, that is not always easy to find. I want comfort, but I do not want a cream that just sits on top of my face and makes everything feel overloaded. What I notice most with this cream is how it helps my skin look more polished and refined. The skin feels softer to the touch, looks smoother through areas where texture can become more obvious, and has that hydrated, slightly firmer look that makes the whole complexion seem healthier. The effect is subtle, but very real. It’s less about “wow” overnight change and more about waking up and noticing that your skin just looks better behaved. I also appreciate that this does not feel like a pore product in the harsh, stripping sense. A lot of products marketed around pores are clearly made with oilier, younger skin in mind. This feels much more compatible with skin that is dry and mature. It gives you that smoother, more refined appearance without sacrificing comfort, and that makes it much more useful in a long-term routine. Another strength is how well it layers. It sits beautifully over serums, doesn’t pill, and works well under sunscreen and makeup. That’s a major point for me, because if a cream disrupts the rest of the routine, it doesn’t matter how good it sounds on paper. This one integrates easily. In fact, I find that makeup sits more smoothly on top of it because the skin underneath looks more even and hydrated. The packaging is also worth mentioning. I really like the pump bottle format here. It feels hygienic, easy to use, and more practical than repeatedly dipping into a jar. It also makes the product feel more treatment-focused, which suits the formula well. The scent is minimal and clean, which I prefer. Nothing perfumey, nothing distracting, and nothing that makes the experience feel irritating or overly fragranced. Value-wise, this sits in a good place for me because it performs like a treatment moisturizer rather than just a basic cream. You’re getting hydration, smoothing, and that more refined skin finish in one step. And because you don’t need a huge amount each time, it should last reasonably well. For me, this is the kind of cream that earns its place by being consistently useful. It doesn’t overpromise. It doesn’t overwhelm the skin. It simply helps the skin look smoother, more balanced, and more refined over time — and for mature skin, that is often exactly what you want.
